New Leadership for the German Tenants' Association

The German Tenants' Association has appointed its first female president, marking a significant milestone in the organization's history. During the 71st German Tenants' Day held in Rostock-Warnemünde, Melanie Weber-Moritz, who previously served as the association's Federal Director, was elected as the new president. She succeeds Lukas Siebenkotten, who is retiring after years of service.

The German Tenants' Association acts as an umbrella organization for 15 regional associations, representing over 300 local tenant clubs across Germany. With approximately 1.25 million household members, the association claims to advocate for around three million tenants.

Weber-Moritz expressed her enthusiasm for taking on this role, emphasizing her commitment to ensuring housing remains affordable for all tenants regardless of their financial situation. She firmly believes that access to housing is a fundamental human right rather than a commodity for speculation.

In recent discussions, Siebenkotten highlighted a concerning trend where many households are dedicating a significant portion of their income to rent, with some spending between 30% and 40%. Alarmingly, approximately 3.1 million households are burdened with rental costs exceeding 40% of their income. He welcomed the German government's decision to extend the rent control measures on new leases, which aim to limit rental prices in regions with high demand.

The rental price brake, where applicable, restricts new rental agreements to not exceed ten percent above the local comparative rent. However, there are exceptions, particularly for newly constructed properties rented for the first time post-2014 and extensively renovated units.

The appointment of Weber-Moritz is seen as a pivotal step in addressing the challenges faced by tenants in Germany. Her leadership is expected to bring renewed focus on policies that aim to protect tenants from rising rental costs, ensuring that housing remains accessible for everyone.
