Property Prices Soar on Sylt: Nearly EUR14,600 per Square Meter

The real estate market along Germany's North and Baltic coasts is experiencing a notable resurgence, with significant price increases reported in popular vacation areas. Recent findings from Von Poll Immobilien, a nationwide real estate agency, indicate that prospective homeowners looking for properties on the Frisian Islands, such as Sylt or Norderney, are facing steep financial demands.

According to the Küstenreport, the average prices for homes in nine of the twelve analyzed regions have risen in the first quarter of the year compared to the same period last year, with increases exceeding ten percent in some cases. This trend marks a sharp contrast to earlier declines attributed to factors such as the Ukraine conflict, rising costs, inflation, and interest rate hikes.

Sylt continues to hold the title of Germany's most expensive property market, where the average price per square meter reached an astonishing EUR14,597. This figure represents a 5.3 percent increase compared to the previous year. The demand for properties with scenic views, tranquility, and good infrastructure remains strong, reinforcing the island's status as a sought-after location.

In contrast, the East Frisian Islands, including Norderney, Juist, and Spiekeroog, offer relatively lower prices, averaging about EUR8,743 per square meter, which reflects a slight decrease of 2.9 percent year-on-year. On the mainland, buyers can find properties at considerably lower prices, with the Landkreis Wesermarsch reporting an average cost of only EUR1,833 per square meter.

Turning to the Baltic Sea, the Halbinsel Fischland-Darß-Zingst in Mecklenburg-Vorpommern emerges as the most expensive region with an average price of EUR4,450 per square meter. Other notable areas include Rostock on the mainland, where properties average EUR3,730 per square meter, and the islands of Usedom and Fehmarn with prices around EUR3,600 and EUR3,500 per square meter, respectively. The most affordable options were found in Landkreis Vorpommern-Greifswald, with an average price of nearly EUR1,600 per square meter.

Market analysts indicate that properties featuring water views, modern amenities, and good rental potential continue to attract buyers, while homes in secondary locations are also selling well. The emphasis on energy efficiency and renovation remains a significant focus for many potential buyers.
